These methods are cheap, but greatly improve the value of your house

You've seen the adds : "Need some TLC" and "The renovators dream home". Immediatly, this brings up the image of a home in need of repair, and worse yet it influences the value of the home like nothing else.

What can you do to ensure that your house doesn't get a listing like this ? Just think what type of buyers this type of listing attracts - definatly not the person willing to fork out the asking price.

I can already hear you asking: "But, I'm moving out, why would I want to improve my house ?" You can easily spend a 1000 bucks and get the money back in increased profits when selling the property, just by doing some basic cleaning up and some small improvements. Now, that sounds like return on an investment to me.

Remember, any buyer that walks into your home, buys on emotion and perception. If they like what they see, and the feeling of the property makes them feel good , then chances are that you'll get your price, or possibly even a higher price is very good.
Improving the value of your house is easy and can be pretty cheap, but makes all the difference when selling that home. Here are some great tips and tricks for you to try, and just see the value going up and up.

Paint your house: Well, this is the cliche of the decade, but it really works. You might like the pink with black spots bathroom, but not everyone likes those colours.

Stick with neutral colours which will make the house look clean and new. This also creates an image of space and a house well cared for. If needed, look into painting the roof as well.

Tidy up the Garden: Nothing brings the value of a property down than an unkept garden. Start by cutting back the hedges, cleaning up after the doggie, and just getting everything neat and tidy, which will ensure that possible buyers will just adore your house.

Rubish and building materials lying around: If you have a lot of rubbish and building materials lying around and think you'll make it the next home owners problem. Think again, because you'll be paying for the removal in the profit that you'll be losing from selling the house. No body likes to clean up after somebody elses mess.

The bathrooms: One little trick that works here is actually replacing the faucets. This immediatly creates an impression of clean and newish bathroom. It's really amazing what a small change like this can do to the look and feel of any bathroom.

Don't have a garage or car-port: Well then build a car port. This really improves the property value and it's pretty cheap to do.

This might sound like a lot of effort, but it's worth the money. It's really one of the simplest things to have done, and just a simple car port can really push up the value of your home.

Other things that you should do:
* Clean your paving and your windows
* Re-varnish your wood work in the house
* Fill up any holes and cracks in the walls
* Clean the garage

When the agent comes to visit you, ask them directly what things should you improve and fix up, and if you do, how much will it increase the property value with. This information alone makes having an agent worth every cent they get from commissions.
